The most common contract for transfer of property in Florida is the AS IS Residential Contract for Sale and Purchase.
Section 12 of this contract grants the buyer a certain number of days, 15 is the default, to perform an inspection.
Obviously, it is in the best interest of the buyer to order an inspection as a trained inspector can uncover defects of which even the seller may be unaware of.
This will allow him to negotiate better terms, or walk away from the contract and recover the earnest money deposit, if he so desires.
Conclusion
Better hire an inspector before the purchase than regret not having done so.
